Property Lines - Zillow Real Estate Advice

You suggest a couple of nusual (but not impossible) facts.? Is it possible you are talking about an easement for the five feet in question?? It seems unusual to me for a county to own a five-foot strip of land when the right to put in power lines or underground anything would normally be covered by an easement.?

Any Realtor would be able to get you a plat map for free (or you can get it from the County or City).? That would be a good place to start. ?

My advice is to talk with a local real estate attorney before you make any decisions, though a survey might cost you less than attorney fees.?

Also, I don't understand why you see no value in extending your lot line five feet, if that's what can actually be accomplished.? For most standard city lots (50 X 100) a five-foot addition on the short side gives you 250 SqFT and might be a significant advantage when it's time to sell.?? Yes, you might want to move your fence, but that might cost you more than a survey anyway.?

Any seller (including the County) must certify to any buyer that they have the legal right to sell the property in question.? Most commonly, that means that they own it today.?? Also, the description of the property in question is part of the title, so I'm unclear about why there is confusion at the County about whether they own the land they're asking you to buy.

Finally, I see a glimmer of possibility that this is a scam.? Are you absolutely certain that the offers are actually from the County and not someone with the ability to send you a letter on what looks like the appropriate letterhead??? Have you talked personally with someone at the county (and not just by calling the number on what might be a fake letterhead?).? Unlikely that this is the case, but not something to ignore.
